If there is an emergency maintenance issue such as a fire, water leak, or other safety related matter, please call our office right away at 314.500.2306. If the issue is not an emergency, you may submit a maintenance request through the Resident Login portal. 

If you have a safety related emergency requiring immediate assistance, call 911. For all other after-hours maintenance emergencies, please contact us at 314.500.2306 option 9. When prompted, please leave your name, telephone number, unit number, and a detailed description of the emergency and our on-call team member will return your call in a timely manner.

All residents are required to have $100k property damage liability coverage or a property damage liability waiver (PDLW). The PDLW is included for a minimal fee in your monthly rental payment or if you have an insurance policy that meets our requirements, it can be submitted via https://portal.confirminsurance.com/.

At The Landing St. Louis, we lease by the bedroom. In an individual lease, you are only responsible for the payment of your bedroom space. All roommates will split shared utilities and be responsible jointly for the common areas.

We have a term lease that begins on a specific date and ends on a specific date for one fee. This fee is divided into 12 equal installments for your convenience.

The standard term is August 15 to July 31, with payments made in 12 equal installments. 

Rent is paid online through your resident portal. You may set up re-occurring payments or make a one time payment with an e-check, credit, or debit card. Additionally, residents may set up automatic withdrawals from a checking or savings account through the Resident Login portal. For more information, please speak to your site manager.

Rent is due on the 1st of each month and is considered late if not received by close of business on the 3rd. If the rent is not paid by the 3rd a late fee will be added to your account.

We do not provide any lease break or buy-out options. However, residents might be able to relet the bedroom to a new resident, provided they meet the criteria and execute a lease agreement. Please contact your site manager with any questions.

1. You can have a guarantor, who is someone who will also apply and then sign as your guarantor. They will have to pass a background check and a credit check and will be another person liable for rent.
2. You can self-qualify by providing paystubs that prove that you make 3.5 times the rent each month and pass a credit check
3. We have a prepaid rent option, which is where you would pay the last two months of rent and a nonguarantor fee. This is not a deposit, but rather it pays for the last two months of rent.

Each apartment will receive a mailbox key. The mail will be sorted and delivered via USPS to the designated mailbox. Packages will be delivered to the leasing office. When you have a package you will get an email and will just need to bring an ID to the leasing office to sign for your package.

Pets may be allowed here at The Landing upon approval. If approved, two dogs/cats are allowed per apartment. Pets must be registered before they may reside in the apartment. The owner must pay a non-refundable pet fee of $350 per pet. There is a monthly pet rent of $25 per pet. Please inquire with the office if you would like to bring your furry friend with you.

Resident Utilities shall be divided among the Residents of the Unit so that each Resident shall receive a bill for their portion of the Resident Utilities for the Unit. You shall pay for the Resident Utilities for which you are responsible for during the Term of your Lease Contract and shall pay any applicable service fees, which shall be included on the utility bill you shall receive.

Prior to your move-in day:

• Make sure all of your lease documents are signed
• Make sure rent and other monies due are paid in advance, we do not accept payments in the office.
• If you did not sign up for our property damage liability waiver (PDLW) you will have to submit your personal insurance in advance of moving in.

Move in day:

• The Leasing Office will provide you with your move-in time.
• Please bring your photo ID.
• We will check your account and assign your keys.

Please monitor your email on file as our staff will provide periodic updates during the days and months leading up to move-out day.

Our staff maintains constant communication with each resident by use of email, the Resident Portal, and social media. Additionally, phone calls and/or text messages may be utilized to relay urgent messages. Please monitor your email that we have on file, the Resident Portal, and our social media pages for the most up-to-date information.

You can select your own roommate(s) or you can apply on your own and we can match you with other residents. Applicants answer a short list of lifestyle questions to help in the matching process.
